Building Engineer

POSITION SUMMARY:

The Building Engineer is qualified to operate or assist in operating all heating and ventilating equipment, engines, turbines, motors, combustion engines, pumps, air compressors, ice and refrigerating machines, air conditioning units, fans and siphons on the Japanese American National Museum site. Includes a 1925 Historic Building, designated as a historic site (33,000 sq. ft.), 1999 Museum Pavilion (138,000 sq. ft.), and a 2005 Forum/Auditorium addition (10,000 sq. ft.). Complete minor repairs and assist with supervision of custodial staff, ordering of supplies and tracking inventory of said supplies. Liaison to vendors and contractors.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • 1. Operate, maintain and repair all boilers, heaters, pumps, valves, appurtenances, and lines used in the distribution of steam and heated or processed water and handling brines or other secondary refrigerating liquids, together with all valves, appurtenances and lines used in the system.
  • 2. Operate, maintain and repair refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves and float valves, together with all refrigerant lines and devices used to control temperature.
  • 3. Operate, maintain and repair Building doors, rails, & air compressors, together with distribution lines and all valves and devices for air control.
  • 4. Operate, maintain and repair all natural and manufactured gas distribution lines, including all valves and control devices.
  • 5. Operate, maintain and repair water filters softeners, piping and pumps used in conjunction with water distribution, including all sinks, toilet bowls, supply lines, drains and water lines.
  • 6. Operate, maintain and repair all types of electrical motors and engines used to power pumps, compressors and fans.
  • 7. Operate, maintain and repair sanitary sewer systems, including sump pumps, basins, water closets, urinals and piping.
  • 8. Maintain and repair kitchen equipment.
  • 9. Maintain electrical power distribution and auxiliaries for the building’s lighting, mechanical, plumbing and control components including lighting maintenance.
  • 10. Maintain proper operation during seasonal changes and re-calibrate controls based upon seasonal conditions to assure energy efficient operation.
  • 11. Maintain all equipment as required per the Preventive Maintenance Program. The Preventive Maintenance program will be scheduled to meet the manufacturer’s required services specifications. With Manager approval schedule and meet with vendors / contractors as needed, providing location and some support for building repairs. Requires some early morning or evening and occasional weekend hours based on vendor/contractor scheduling.
  • 12. Life/Safety and security systems - Equipment maintenance applicable in Engineer’s scope will be included.
  • 13. Other duties and responsibilities as requested by Facilities Manager.
  • 14. Minor administrative duties to support Facilities Department (maintain and update repair schedules, order and track supplies, billing/invoice, and vendor file maintenance etc.). Coordinate Custodial staffing with Rentals Coordinator and Programs staff to ensure coverage for events and public programs.
  • 15. Staff members must be able to work with visitors of all ages to support the various events sponsored by the National Museum. Each staff member will be expected to work on a minimum of three museum-wide events per year: a) National Museum’s Gala Dinner & Silent Auction - (off-site) typically held in the Spring (April-May). b) National Museum’s Family Festival Day- Oshogatsu Family Day (January) or Natsumatsuri Family Festival (August). c) JANM Family Free Days – Free Admission Family Days held on select Saturdays.

KNOWLEDGE, SKILLS AND ABILITIES:

Qualification Requirements: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education: Licenses and/or Certificates: EPA 608 Universal (Required); BOMA Certificate (Required). High School Diploma, Bachelors degree preferred; or an equivalent combination of education and experience.

Experience/Knowledge: Two (2) to four (4) years of experience/knowledge of electrical, mechanical, building trades. Building Maintenance: 5 years (Required); Plumbing: 3 years (Required); Electrical: 3 years (Required); HVAC Maintenance/Refrigeration: 5 years (Required); EPA 608 certification; BOMA Certificate. Willingness to learn and apply new skills. Ability to multi-task and prioritize. Ability to work well under pressure to meet deadlines. Excellent organizational skills and be detail oriented. Strong proofreading skills. Professional phone manner is essential. Ability to work in a fast paced team-environment, be a self-starter. Demonstrate commitment and flexibility at all times in order to ensure high quality service. Ability to adjust and provide appropriate action when unanticipated need arises. Knowledge of Japanese American history and culture a plus. Prior supervisory experience needed with successful coordination of scheduling of support staff.

Communication: Excellent communication and negotiation skills. Must be able to provide courteous and effective service to co-workers, volunteers and the general public. Ability to read and comprehend documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to effectively present information in one-on-one and small group format.

Computer: Computer literate, Internet savvy, and experience with MS Word, Excel, Power Point. Familiarity with Google Calendar and Gmail preferred, speed and accuracy are essential.

Math: Ability to calculate figures and amounts such as discounts, interest, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

Reasoning: Act on own initiative. Must be able to comply with institutional policies and procedures. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Perform successfully when juggling and re-prioritizing multiple assignments in a fast-paced, changing work environment. Reliable follow-through on assigned projects in a complete, well conceived and timely manner.
